Here is their story as relayed by Helen…

My husband and I bought the Roseland house in 1977 as a HUD home and we fixed it up. At the time, we had put everything new into it. We ended up owning the house for over 40 years. In all that time we never tried to sell it because we had a tenant living there for like 27-years and he was an excellent tenant. He lost his wife last year and Charlie and I always told ourselves that when they move out, we would sell. Our tenant moved out a year after his wife’s passing.

I’d been receiving brochures in the mail for years from investors interested in our house. I just started collecting the brochures in a drawer. Once it was time, I pulled out the stack of letters and began calling around asking who was interested in buying a house in Roseland. Some weren’t, and some were.

When I called URB Chicago I talked to Manny who sent out one of his partners, Brian. Brian met me on a Saturday and by Monday I had a cash offer on the house. My husband and I met with a few other buyers and URB Chicago had the best offer so by that Wednesday we accepted their cash offer.

What I appreciated the most at the time is that Manny emailed me the purchase contract which gave us time to review it with our attorney and read the details before we met again. Everything was just so smooth and quick, and Manny worked with us to arrange a meeting time that fit our needs. On the day of closing, we were scheduled to start at 11:00, but we arrived around 10:30. The closer was already there and by 11:00 (our scheduled time) we walked out of the office with a cashier’s check. I think we closed within 10 days of contacting URB Chicago. I couldn’t have had a more pleasant experience.

When asked why we wanted to sell our house the reasons were clear to us. My husband and I were in our 70s and just didn’t want to do all the work on the house that it needed. It really needed everything, so this whole process was a godsend really.

I was a realtor years ago in the ‘80s and ‘90s. So, I know it can be a headache. I know you can go to a closing and it can be a nightmare. I didn’t know what to expect calling cash buyers like URB Chicago. I know it could have been a bad experience, but I was hoping it would go the way it did. We needed to find a buyer who would be interested in putting a new roof on the house, putting up siding and rehabbing everything else. We’ve had the house for so long that the last time we put a roof on was 30 years ago. All this stuff had to be done and we just don’t have the time or money to do it.

One question I hear from people is, “Did you get the amount that you were looking for?” I laugh because sellers are always looking for a little more. But it was probably a fair price because like, I said, it needs everything. Plus, URB Chicago paid all the closing costs and even took care of the taxes for this year that would be coming due next year. Really, the only thing we had to pay was a water bill which of course is to be expected.

We’ve owned the Roseland home for forty years, so it’s inevitable people will ask, “What was your favorite thing about the house. The thing you will miss.” Ha! That’s an easy one. The rent we collected every month!

I really can’t say anything bad about our experience at all. Manny has a very pleasant manner and he’s real easy going. We closed quickly. We received a fair price for our house and URB Chicago took care of closing costs and taxes.
